Unlike property sale agents letting agents are not mandatory regulated and do not require any qualifications. So a letting agent that chooses to be regulated is conscious of their client’s best interests and is willing to demonstrate that they are committed to a higher level of service & protection.
Why do landlords use unregulated agents?
In our experience the decision on selecting a letting agent is too often driven by the charges; usually the management fee.
Businesses generating low fees are at high risk of going out of business. If a letting agent you have instructed goes out of business they usually go with Client Monies. This will be a problem for landlords. If a tenant has paid rent to the letting agent but the agent hasn’t paid you the rent is deemed as paid so long as the tenant has proof of paying the agent. If the letting agent you have instructed holds the deposit you will have to replace the deposit.
So the risks of instructing an unregulated letting agent could easily have a cost to you that runs into thousands of pounds. All for saving 1% or 2% management fees. He value of a 1% saving on a monthly rent of £750 is less than £100.00 Is it really worth the risk?
Value for money is not about how low the charge is – it is about the value of the overall service you receive.
Regulated Organisations;
You should make sure that any letting agent that you choose is regulated by one if not all of these organisations;
If an agent is genuinely a member of one of the schemes mentioned they will be listed on the schemes websites as member agents.
